Montgomery Central Appraisal District - Total Value of Parcels

In the past decade, Montgomery County has added 75,500 parcels and seen property values double. As the most in-demand area in the Houston area, Montgomery County will continue to increase in size and value, straining the ability of the Montgomery Central Appraisal District (MCAD) to properly evaluate it all. With only 55 appraisers, MCAD failed to appraise all parcels in 2022 and 2023, leaving them no choice but to levy taxes sight-unseen. It is little wonder that tax protests are on the rise in Montgomery County, with 27.52% of all residents appealing in 2023. Join O’Connor’s Property Tax Protection Program(TM) and get armed for your battle against MCAD. You will never have to worry about upfront costs or hidden fees and will never pay unless you lower your property taxes. Enroll, relax, and save.

Montgomery Central Appraisal District Tax Parcels

Montgomery County continues its reign as the top suburban area of the Houston area, attracting more residents each year with quiet neighborhoods and excellent schools. Property values have always been high, and they are now over 80% higher than they were a decade ago. The Montgomery Central Appraisal District(MCAD) has been raising taxes accordingly, but with 361,300 parcels to manage with only 55 full-time appraisers, these taxes are sure to be inaccurate.

The only way to dispute MCAD is with a property tax protest, a unique chance for Texans to dispute any kind of tax. MCAD has been tight with the purse strings in recent years, and every taxpayer must be prepared to dig in for a long fight. O’Connor is here to get Montgomery County taxpayers the help they need to win over MCAD. One of the largest property tax consultingfirms in America, O’Connor is a Houston-based company that has been helping residents protest unfair taxes for 50 years.

MCAD has maintained the same number of appraisers since 2019, but Montgomery has not stopped growing and has become more prosperous in that time. 44,300 parcels were added between 2019 and 2023, bringing the total to 361,300. This growth seems to be exceeding MCAD’s ability to adapt, as 2022 and 2023 saw parcels go without appraisal, the first time since 2016. The parcels that were not surveyed were still forced to pay taxes, using guestimates, computer models, and historical precedent.

Montgomery County - Total Market Value for All Property

Montgomery County followed the path trodden by most of Texas, and saw property values double since 2014, going from $52.02 billion in 2014 to $126.13 in 2023. Montgomery County has a heady mix of upper-class townships, rural areas, and thriving suburban towns, producing a diverse set of properties and businesses. The area is also packed with value, as it has four times more parcels than the average Texas county. As demand for more suburban housing continues to increase, Montgomery County is only going to add more parcels.

Single family housing is the dominant source of value, which is not surprising for a county focused on residential properties. $80.56 billion in value was generated by single family homes, 63.87% of the total value. While home values have grown steadily over the past decade, 2022 and 2023 saw large spikes in value created. $21.29 billion was created by commercial properties, while multi family homes were responsible for $5.40 billion.
