MCAD has maintained the same number of appraisers since 2019, but Montgomery has not stopped growing and has become more prosperous in that time. 44,300 parcels were added between 2019 and 2023, bringing the total to 361,300. This growth seems to be exceeding MCAD’s ability to adapt, as 2022 and 2023 saw parcels go without appraisal, the first time since 2016. The parcels that were not surveyed were still forced to pay taxes, using guestimates, computer models, and historical precedent.

Montgomery County - Total Market Value for All Property
Montgomery County followed the path trodden by most of Texas, and saw property values double since 2014, going from $52.02 billion in 2014 to $126.13 in 2023. Montgomery County has a heady mix of upper-class townships, rural areas, and thriving suburban towns, producing a diverse set of properties and businesses. The area is also packed with value, as it has four times more parcels than the average Texas county. As demand for more suburban housing continues to increase, Montgomery County is only going to add more parcels.
Single family housing is the dominant source of value, which is not surprising for a county focused on residential properties. $80.56 billion in value was generated by single family homes, 63.87% of the total value. While home values have grown steadily over the past decade, 2022 and 2023 saw large spikes in value created. $21.29 billion was created by commercial properties, while multi family homes were responsible for $5.40 billion.
